It is a lot of work developing a remote property.  With no road access, all the work had to be done by hand.  We have done most of the stuff that is hard on your back, (including hauling out all the sheetrock!) now you can come in and enjoy and finish to your tastes!

 

 

 

 

The garden site when it was first cleared.  This would also be a great place for a cabin.  It is far enough away from the main house to maintain privacy but also has a stunning location with ocean views through the trees for over 180 degrees.  I have developed the garden soil with lots of animal manure, seaweed, compost and alder duff.  No pesticides! For the subsistence type, there is a lot of food to gather right here, rock crabs off the dock, seagreens and berries, some fishing, clams...

This is a beautiful, alternative energy, remote home with all the conveniences, a very special package!  A great place to get away from it all with all the comforts...  We call it heaven on earth....

The land:  Perhaps the best island waterfront lot we have seen...  It has 278.66 ft of waterfront facing southwest, and another 154.53 ft facing northwest.  This perfect exposure gives it lots of sun, especially in winter, and displays stunning sunsets!

The property has many old-growth cedars and spruce on it, with smaller hemlocks toward the back of the lot. The house is located to one side, on the warmest part of the land. There is a bluff behind the house, protecting it from the cold north wind. On many winter days we have watched the north wind tearing along, but the house was warm and wind-free with calm waters in front of it.  

Tucked in behind Klawock, this area is very protected, being nestled amongst many little islands.  These are delightful kayaking waters, with endless bays and inlets to explore.  It is possible to kayak or canoe to town, it takes 30-45 minutes.  We come and go into town by boat, day or night, summer or winter.  It takes about 10 minutes.  Access is easy once you get the hang of it and the drive is beautiful!  

The property also has developed garden areas and is set up for chickens and goats.  Lots of work has gone into developing cedar chip pathways that an ATV can drive.  The surrounding location is something special too.  At low tide (2ft or lower) there are many beautiful walks to take around the beaches, islands to explore,  empty of houses but full of wildlife...

The House:  The original part of the house was an extremely solid float house that we pulled onto land in 2005.  In 2008 the addition and remodel was started.  The exterior of the house is complete, with new cedar siding and decks on two sides.

The interior is partway through renovations, and at a great stage for someone to take over and finish to their own tastes.  It is for sale "As Is".  The home has 3 bedrooms, 2 bathrooms, a large pantry, a laundry area and a big sunny living room with big windows all around.  Quality is very important to us so this home has been built with love & high quality materials.  A good deal of the work has been done by contractors. 

The house currently has: new high quality, thermal Milgard windows and sliding doors, new cedar siding, a new, high-quality, snap-lock metal roof, a pressure treated lumber deck and attractive cedar soffits.  The framing for the interior is complete, the electrical and plumbing (PEX) is new and complete.  There is a brand new bathroom on the lower level.  All that remains is to hang the rest of the sheetrock (on-site), and after that it is mainly finishing work.  

The home measures 18.5' x 34.5', is fully skirted and on creosote pilings (standard for remote properties and financible).  There is a small work area underneath that stores batteries and tools.  Additionally there is an attached water shed that has a 3000 gallon water tank in it and another 1000 gallon tank outside.  Two generators come with the house, one 1000W, super quiet & efficient Honda, and a brand new 2000W of the same type is on the way (lucky you, the old big generator just broke down so we just purchased a new one!)  We have a front loading washing machine that is only a few years old.  There is a battery pack that stores power for when it is needed, and several solar panels and a new wind turbine that helps to keep the batteries charged.  Heat is provided by a woodstove and hot water is heated by a new instant gas hot water system. The range and refrigerator run using propane.  There is a very nice homemade floating dock with deep water moorage. 

The master suite is a dream.  It has a lovely private balcony with ocean views through the treetops and forest views all around.   This is a delightful space, windows on all sides, curved walls, vaulted ceilings and a decidedly romantic feel...  From bed you can watch the ocean through the branches of huge old cedars, and the stars twinkle at night... 

Life here is a delight.  Just a quick skiff ride into town through breathtaking scenery for all your conveniences, yet when you are home you have the best of Alaska.  Remote, wild, and poetically beautiful.  Your back yard feels like a national park!  And it is easy to live this way too.  I am a lightweight city girl and everything is set up so I can manage out here alone.   

This home is stunning.  The location is idyllic, truly something special.  We have watched seals and families of otters play in front of the house, bears amble the beaches, and even heard wolves howl.  We have even seen a family of Orcas swim past several times!  It is a dream location, to one side you can see snow capped mountains, while all around you are framed by islands.  So beautiful, peaceful and dreamlike...

We truly love this magical place, and until very recently had no intentions of leaving, but I am an Aussie, and family is beckoning us back down under...  If you would like to see this property, we recommend allowing yourself some time.  Come, see it first, and if you like it, we will plan another day to go through it in detail.  We would be happy to share with you.

The new living room!  Glass sliding doors let in light and views.  The doors face south, the big windows face west.  Lots of light all day, especially in winter when the sun is lower in the south.   

The kitchen is alluringly tucked around the corner, I wanted an open kitchen but also wanted to hide the dishes.

The kitchen feels comfortable and is a pleasure to be in.  A real delight for those who love cooking, and hey, the outlook may even inspire those who don't!  The cabinets were salvaged from the original floathouse and are a bit rough although functional.  The plan for the kitchen and living room area is to use the tongue and groove from the original living room for the walls, this will give the room that "Alaskan cabin" feel that was so charming with its red and gold glow.  There is enough sheetrock for the entire house, we decided this was important for fire protection and insulation.

  

The fridge is tucked around the corner and the pantry next to that.  The pantry could become a laundry room if one desired that, but with all the great food to gather around here, a big pantry is almost essential!

Photo 1 shows the north facing side of the house.  The door is for the water shed.  Here you can see all the windows for the master bedroom along the back upper level.  Photo 2 shows the east facing side of the house.  The big window in the master bedroom looks out on a cedar grove that gets speckled with the morning light and the three small windows let in light over the stairwell.

The dock!  It is solid enough to pick up building supplies or groceries using an ATV and can handle quite a few boats if you have a party... Kids love it for swimming.

The dock goes to deep water, especially on the right side, it even handles floatplanes nicely!  Easy landing in front of house!  I have been dropped off right to my house by the float plane companies before and actually just had a goat picked up by float plane, talk about home delivery and it was cheap! Now if we could just get pizza...

   

The beach at a very low tide.  You can see how it is gently sloping.  It drops off near the dock.  In summer bright green grass grows and it looks like a wild lawn!

Looking south.  Klawock is straight ahead through the gap.  The only bit of developed property you can see is on the island to the south, but it is not lived on.  No one else lives on this island, but people own the property.  We placed the house so that it would stay private.

As the sun changes position so much throughout the year, you get sunsets in all different areas of the sky.  I can tell how far we are from the solstices by where the sun sets every day!
